Terms and Conditions

These terms are an agreement between you and The Good TC LLC ("The Good TC," "we," "us"). They apply when you use thegoodtc.com or send a transaction to Claire. By doing either, you agree to them.

The service

Claire is an AI transaction coordinator. She reads the contract you send, builds a timeline of its dates, and coordinates with the people on your transaction by email (and by text where turned on): reminders, document requests, status updates and closing logistics. Claire is software, not a person, and she tells people that.

What stays with you

• You remain the licensed professional responsible for your transaction, your client and your brokerage's requirements.
• Review the dates and contacts Claire sends you before telling her to start. The contract controls, and Claire can misread a document.
• Claire does not give legal, tax, lending or brokerage advice, does not negotiate, and does not agree to changes in price, terms or deadlines. Those decisions are yours.
• Claire never sends, confirms or changes wiring or payment instructions. Make sure everyone verifies wiring by phone with the title company.
• Only send us documents and contact details you are allowed to share for the purpose of coordinating the transaction.

Fees

• The fee is $199 per transaction. When both agents on the same transaction use The Good TC, the fee is $349 for the transaction, split $174.50 per side.
• Your first transaction with The Good TC is free. If that first deal doesn't close, your next one is free instead.
• The fee is invoiced to the title or closing company and collected at closing as a line item on the settlement statement. You are responsible for making sure it is paid.
• If a deal doesn't close, there is no fee.
• If you rate a deal 1 or 2 stars from your dashboard, we refund the fee paid on that deal.

Acceptable use

Don't use the service for anything unlawful, to send messages to people who aren't part of your transaction, or to try to access other users' information. We may pause or end access for anyone who does.

Your information

Our Privacy Policy explains how we handle the information you and your transaction parties provide.

No guarantee

We work hard to make Claire accurate and reliable, but the service is provided "as is." We don't guarantee that it will be error-free or uninterrupted, or that every deadline, document or message will be caught.

Limit of liability

To the extent the law allows, The Good TC is not liable for indirect, incidental or consequential losses, including lost commissions or lost transactions. Our total liability for any claim about a transaction is limited to the fee paid to us for that transaction.

Ending the service

You can stop using The Good TC at any time. Fees for transactions that close after Claire coordinated them still apply. We may stop offering the service with reasonable notice to active users.

Changes

We may update these terms. We'll post the new version here with a new date, and email agents about significant changes.

Governing law

These terms are governed by the laws of the State of Tennessee.
